Visit to Izmir

One of our team went to university in Izmir and he will help benefit our project in many ways.
As well as being a legal translator he has great contacts and we went to Izmir to exploit them and make relationships to find ways we can make our villas remarkable.
A little about Izmir first. It is about a 1 and a half hour drive from us and is fantastic. The third biggest city in Turkey behind Istanbul and Ankara. With five university's and a vibrant trading port it is young modern and cosmopolitan.

Our trip was to negotiate with and contact suppliers that can give us unique and high class products to install in our Villas that will make them the complete product.

The meetings were all very productive and the specifics will be evident in due course.

As on the blog we are still creating a location picture Izmir highlighted that this area and country has everything.
We have been resident here for some years and initially were cultivated into a very specific mode.
Didim where we are has massive positives but in the past has almost tried to keep visitors and investors in its boundaries.
Which is can be good but because of what we have learned we know there is much more here.
Our initial promotion has been via the social websites and www.prominencevillas.com is a work in progress. So with those social websites our involvement shows the attributes here
The real way to realise what is available here is to visit and make your own judgement and there are many reasons for that not just to purchase a property from us.
We know the area has everything and there is many discussions about Turkey and the European Union.
Which is strange as Istanbul is the European City of culture next year So in reality our conclusion is that all the benefits are here without the negatives.
More reasons to visit are highlighted below and are groups that we will develop in the future.
These are not only to sell property but to promote the area we live and work in.

There is so much to do here you need a base and time. Join the groups and be updated !

The Next Steps

After visiting the land site with our builder we drove down the new marina road. This is now no longer a plan but a reality.
We went to discuss things at the recently opened Yacht Club of D Marin. What a refreshing change a yardstick at last "Quality for More" in this particular case.
The land we have is owned by our company which is also Didim's first 100% UK owned Ltd company. So as Developer we must vet the builder thoroughly.
Anyone can and seems to have built here in the past and as we know the shells are a simple job but it is the finish that is crucial.
Since the change in structure of our company we have been inundated with interest on our land ratifying its prime position. Our asset is that we do not claim to be builders but we know exactly what we want as a product and have been relocated here over two years so are locally educated in many specifics .
Time is on our side as we will stipulate that the show house must be completed by early April 2010 as we already have pre bookings for visits.
That will then give a definitive guide to purchasers of the end product and will then be simple to show the attributes of the other plots on the hillside.
All architect plans and drawings are ready and the site plan will be released early in the new year plots will all be a substantial 500m2.
We do not intend to market off plan but if we have demand for plots pre build, unlike most developers in the past any deposit will be secured on any customers choice of the land plots.
So we are very close to announcing the time lines of our instructed builders and today will be used as a guide and the bench mark for the quality we require.
A fully operational marina as the pictures illustrate and that which our development overlooks should and will fill everyone with confidence .

Further pictures are available on our Flickr link at the top of the blog and they are really worth a look. This Marina is breathtaking!
Many thanks too the Yacht Club Chief Ugurhan Yuvali for his hospitality.

Golden Sands.Harbour and the Local Temple

Posted by Picasa

Altinkum Didim Aydin Turkey

Altinkum is the Turkish for "golden sands" and that is what this resort was founded on .Originally a Turkish only resort there has been a recent influx of British both as tourists and now residents. It has an ever increasing ex pat community that have made this area their permanent residence.
Tourist numbers for the area are climbing all the time attracted by many amenities a great climate and a low cost of living.
The resort has something for everyone and is well balanced to entertain all profiles of visitors from families to youngsters
Flights from Bodrum airport are frequent in the summer and Izmir airport has International services year round. Both have frequent internal flights to Istanbul that can then be used as a hub.
The old town Didim is the heart of the area and still maintains its Turkish charm. This is where the famous Apollo Temple is located and this whole area is rich in various histories.
Ephesus and Kusadasi are within easy reach and Miletos is even closer.
The history all around is astounding and now it is blended with ever improving holiday facilities.

Even in the current climate Turkey is widely recognised as an excellent place to invest and relocate and this is one of the most dynamic areas of that market.Turkey Overview height="500" width="100%" > value="http://d1.scribdassets.com/ScribdViewer.swf?document_id=23617436&access_key=key-2wd28gxwtipd9wojf5f&page=1&version=1&viewMode=list">

More Specific Detail On Location

The villas will be located on a prime piece of land located on the fringe of this vibrant expanding resort. The position of the sites is widely recognised as the upmarket suburb of the resort. Just off the new marina road that leads directly to Turkeys biggest new marina.
The Marina opened this year and is now fully operational and making a dramatic local impact to the profile of the area.
The marina is filling quickly and has some excellent offers for berths.

We are building villas that are targeted at that and the relocation market.
Our Mission statement will be "Luxury for Less"

The land is 12500m2 and after infrastructure deductions the total building area is 9500m2.Each villa will be on its own 500m2 plot and the two floor structures will be 150m2 internal space so a footprint of 75m2.After the substantial balconies the total space will be well over 200m2.

The detached plots will also have over 400m2 grounds that will contain private pool and extensive landscaping and facilities.

The hillside location and topography of the land means that every plot has definitive views of the coastline directly behind the new marina.Between the site and the marina is extensive tourism land that is earmarked in the long term for projects such as golf.

Views of the coastline include many other beaches that are easily accessible and the site is buffered from the road by a newly planted olive grove.Giving further privacy and greenery.
